The Old Nursery is located in Hampshire countryside on the outskirts of Andover with close proximity to Stonehenge, Thruxton Motor Circuit and the Bombay Sapphire Gin Distillery.
The house, with a number of exciting features presents itself as ideal accommodation for large groups to get together and create unforgettable memories.
Your hosts, Laurie and Karen, are usually in the annexe, however distant enough for you to privately enjoy the house and its surroundings.

Access
A single secluded track leading to the property and then onto your host's annex / garage.
Parking for 6 cars or 8 when tandem parked. Please leave access to the annexe clear.
Spaces available on garage forecourt, gravel and in front of the house.
On arrival key-code entry is in use via the utility room. Keys for front door inside.

Bathrooms / Toilets
The house has six in all some en-suite but please note – not on mains sewerage. So the '3Ps' only to be flushed :- Pee, Poo and Paper to avoid blockages eg. no wipes to be flushed – Please use adjacent bins, thank you.
Bedrooms
Bedrooms are set over 3 floors, ground, first and second (loft). 4 Doubles and 3 Kings, all can be locked individually to protect your privacy and possessions. Individually heated.
Children
Enclosed rear garden and patio area. Swimming Pool is secure – see 'pool' for more details. 2 Travel Cots available - bring own bedding please, 2 clip-on Highchairs and 2 stand-alone Highchair on request. Sky Kids in basement and lounge TVs. We have Stairguards and Fireguards available for younger children's safety - please request.
Board games, Chess set, Cards, and Dominoes.

Local C of E in the villages Charlton, Penton, Hatherden, Weyhill, Tangley, Smannell and in Andover - Catholic, Methodist and Baptist also in the town.

Dining / Cooking / Kitchen
Electric range cooker, plus single electric oven/hob, microwave and fridge-freezer. Filter coffee machine. Washing Machine and Tumble drier, also two Dishwashers. Dining hall with banquet table to accommodate 14. Smaller table off kitchen.
Teak outdoor dining set - green cushions in Utility room.
Combined Charcoal BBQ/Fire Pit (seasonal April - Sept), initial 5kg charcoal, logs, waste wood provided.
Dogs
Two dogs welcome. Please advise and restrict to ground floor / basement, respecting allergy concerns.
Please Bag it and Bin it ! (Thank you). The house is adjacent to a countryside footpath and fields.
Heating
A mix of central oil fired heating, log-burners and electric. Oil fired heating and hot water is on 24/7, controllable via thermostat and individual radiator valves and all bedrooms have individually controlled electric radiators. Two log-burners, (seasonal, Oct-Mar) initial logs supplied. Combined BBQ/Pit (seasonal, April-Sept) initial Charcoal, logs and waste wood supplied.

Rubbish & Recycling
Brown Recycle bin for plastic bottles, tins, cans, paper and card (Not glass).
Please place glass bottles/jars in the crates provided - we will take to facilities.
Food waste bin. Black Rubbish bin for everything else.
We’ll put the bins out Tues evening/Wed morning.
Safety
Whole house central Fire Alarm & Sprinkler System in place. Smoke alarms, CO2 alarms.
Therefore no lit candles or smoking indoors please, as either can activate !
(There are covered outdoor smoking areas).
Keys are chained for emergency egress at exits plus thumb turn for front and Utility door. First floor exit also via main bedroom balcony spiral staircase. Regulation escape loft windows for rescue access. We have Cots, Highchairs, Stairguards, Fireguards and Fire Pit Fireguard available for younger children's safety please request.
All paperwork for boiler service/chimney sweeping in Utility room drawer.
First Aid Kit located in Utilty room also.

Swimming Pool & Spa
8 metre private use pool and integrated spa having a higher temperature.
Secure lockable enclosure which may be opened at the center to suit the weather, either when hot or to relieve condensation on on colder days. Pool enclosure can also be secured ajar to reduce condensation.
Pool has shallow and deep ends, steps at each end and also benefiting from a safety ledge all round. Swim Jets for the athletic !
Wifi / Bluetooth speaker.
Pools Advice / Rules
Pool rules and hours are necessary for your safety, and pool maintenance.
- Adult supervision please:-
- Plastic glassware / tableware only in the pool area, as we are charged £250
upwards for a pool drain down which we have to pass on.
- Pool hours : 9am-10pm Pool open.
: 10pm-9am Pool closed.
- Pool Closes 10pm every night. (Pool pump and lights are on timers)
Please in the interests of safety leave the pool, spa, and enclosure by 10pm.
Whilst towels are provided in the bedrooms can we ask that you bring your own towels for swimming.
Please cover the pool and spa (using the pull strap) when not in use to preserve heat, water, chlorine and prevent condensation. Pool covers can be dangerous and envelop the unaware. Do not jump on or swim under it.
Opening of the glass enclosure at the centre is technical and is a 2 person job, lift bolts, push on the 'push' sign and slide in the arrow direction. Reverse procedure to shut the enclosure.
Do not leave children or 'vulnerable' adults in the pool alone.
Plastic glassware (provided) for use in the pool enclosure please to avoid injury. Bottles permitted with care.
NB. Pool heated all year round but air temperature will reflect the seasons.
TV / ENTERTAINMENT
Unlimited Fibre Broadband, WIFI in all rooms, ie. 4 floors, Patio and Pool Enclosure.
Wifi speakers using the free to download 'Undok' App (on ios and android). Or use bluetooth or an aux lead with your own music.
Smart SkyQ TVs in Lounge and Basement - Sky Sports HD / Sky Kids / DVD player and CD System.

Local stores 2 min drive, 20min walk - Charlton, also town centre shops and superstores in Andover.
Waiver / Constraints
Please understand Broadband, wifi, internet, Sky, BT, and power are all subject to supply, eg. Outage, storms, heavy rain, snow and other inclement weather can affect performance. Due to efficient running of the pool the hot tap water will be Very Hot at times please take care and supervise children. Nearby Sports centre for Football, Rugby, and Archery have matches and occasional evening functions - potential for noise as listed on Airbnb. Countryside tractors etc in the fields at times. Please close windows during harvest. The house is located near to Charlton Park Crematorium, usually quite quiet !
Secluded, rough track entrance / exit, please use extreme caution when exiting right or preferably turn left on to main road.
Please hoover up party poppers / sprinkles / glitter / confetti etc. as extra cleaning charges may apply.
Breakages / malfunctions / lost keys / light bulbs / remote or smoke alarm batteries, will happen, please advise so we can help and resolve asap.
